We had a Goal!
Our dream was to sell our place here and be able to fund a snowbird get away. we needed to meet two requirements, Sell this property for near its full potential, and do so in a short timeline. We knew this created opposing obstacles for a agent. The selection of a Broker/Agent was going to be critical. being tied into a exclusive agreement with the wrong agent would crush our dream.
Knowing this was a "Do or Die" I undertook a selection process perhaps more in depth than most would, We had the opportunity to do so while we finished preparing the property for the Market. Other Brokers seemed to be out of touch with the owners of property listed with them. I interviewed property owners attempting to sell from three brokers from a list that I had narrowed down from a larger group, I wanted to see how positive they felt about the choice they had made. I asked if they were comfortable signing a exclusive agreement, inquired about how they felt about effort and commitment to selling their home. It quickly identified who was seen as satisfying the needs of the seller.
I spoke with three agents. Other individuals whom were interviewed did not seem to able to come up with a marketing plan that I felt would achieve the results I wanted in the timeline given. It just felt like the same sales pitch again and again, lets list it and see what happens, the market is a variable, the location could work for or against us... blah, blah, blah. Erik listened, questioned, and presented what he though would help. He was not willing to over-commit but displayed dedication.
When the time came to sign the agreement i was comfortable with my choice. That was the easy part, now the work began.
With his sense of humor tempering my anxiety regarding the goals I had presented, we pressed forward. The house was listed and It was in his hands.
Erik understood my goals for the property and the approach I wanted to take to sell it. He effectively used his knowledge of the local market, and targeted buyers for that property. He provided suggestion and good counsel Erik gave credible advice, was flexible on the presentation strategy, and the end result was a closing in less time than expected, and for the targeted amount.
In the end and during the closing it was clear that he not only wanted a sale for myself but wanted the buyer to be satisfied with the results. This resulted in a stress free transaction between the Buyer and myself.
